Understanding Your Home Inspection Report: An Interview with Jon Supler of Residential Construction Company

Tell us a little bit about your experience, company history and the services you offer.

I was a remodeler right out of college. I graduated from Jacksonville University in 1978 with a BS degree. I moved south to Stuart Florida and installed fireplaces for 3 years and did remodeling. I moved to Houston Texas in 1981 and framed houses for 4 years. I was hired by Pulte homes as a project manager for 3 of their neighborhoods in north Houston. In 1987 Bill Pulte wanted me to go to Raleigh NC and initiate the construction sequence we used in Houston, in the North Carolina market. I did that for 2 years before branching off by myself into the home inspection business. I am a licensed NC home inspector. I am a licensed NC general contractor. I do inspections for people buying new and old homes. I also do Exterior Insulation Finish (EIFS or synthetic stucco) inspections and have been trained and certified by Exterior Design Institute (EDI) to inspect this type of siding. I am also certified by EDI to do steep roof inspections as well as any other kind of roof inspection. I am licensed to inspect septic systems and I do radon testing. One of my specialties is diagnosing wet crawlspace problems.

How long is a standard home inspection report and when should a client expect to get it?

A normal home inspection report is 24 to 34 pages long. I take no longer than 2 work days to deliver a report by email.

Can you briefly explain what standards and/or techniques an inspection report in your state abide by?

The NC Home Inspector Licensure Board has standards of practice (SOP) and Minimum requirements that must be met when inspecting homes. This can be found under the state of NC fire marshals web page.

I am also an active member of 'The American Society of Home Inspectors' (ASHI) and they have SOP's that are similar but not identical to North Carolinas.

What are the most important parts of the report for a homeowner or home buyer to read thoroughly?

It is important for a buyer to read the entire report, not just the summary. They are encouraged to accompany me on the inspection so they see firsthand what I'm talking about in their report.

How are photographs used during and after the inspection?

Every defect is photographed and every SOP requirement is photographed.

What is the difference between primary and secondary conditions? Can you list some of the most common primary conditions you've seen some houses?

General defects are defects because something is broken or safety problems that could be a danger to the public. Defects are general and major. A major defect is one I feel would cost more than $500 to correct or something that could be life threatening if not fixed. Common problems are worn out and leaky roofs and wet crawlspaces. These are usually major. Electrical problems can be dangerous as they can cause fires. General defects like leaky faucets and AC units not cooling are more common general defects.
