Dan Grammatico is an award-winning hands-on builder with over thirty years of construction experience. He holds an unlimited North Carolina Building license and is experienced in both commercial and residential building. Dan's tenure includes speculative, custom, remodeling, infill condominiums, and retail commercial projects. He personally oversees every building project to ensure his high quality standards. The mission of Grammatico Signature Homes is to build for discerning clients who desire a unique home with inspired design, distinctive details, and unmistakable quality.

What are some important questions to ask a contractor before beginning the building process?

In this competitive marketplace, it is important for clients to understand pricing. Many contractors are eager for work and may misrepresent a home price to get the build job. Prospective clients should interview several builders and understand that home prices vary based on the quality of products that are used. Don't compare apple to oranges/ low quality finishes to high quality finishes. If a contractor gives you a price without knowing what options you want, don't be fooled.

Also determine if the experienced builder will personally oversee the building process or if an employee with less experience will be in charge of the daily oversight.

What are some common issues you face when it comes to designing/building homes?

Problems during construction: Site issues, engineering, material installation, sub-contractor management are all common issues. My years of experience allow me to manage the construction process with minimal delays.

Are there ways to avoid these? What advice do you have for the homeowner during this process?

Choose a contractor with experience and that you trust. You will be "married" for the next 12 months.
Let your contractor help you with plan development and selections to help reduce construction costs.
Work with a decorator if your budget allows
Choose a builder that is hand-on.
